The Official PlanThe Official Plan is the Town’s land use planning and policy statement. The plan defines the Town of Petawawa’s long range goals, objectives and directions in order to coordinate growth and development. The objectives of this Plan are as follows:
The Zoning By-lawAll development that takes place within the Town of Petawawa is required to comply with the Zoning By-law. This document controls the use of land within our community by defining the permitted uses on properties, where buildings and structures can be located, what types of buildings are permitted and how they may be used. The Zoning By-law regulates lot sizes, setbacks, parking requirements and a host of other provisions. The By-law sets out various zone designations such as residential, commercial and industrial. Both the Official Plan and the Zoning By-law can be altered through the submission of applications and the scheduling of public meetings. Applications for Official Plan Amendments and Zoning By-law Amendments can be obtained on-line, at the Town Hall or from the County of Renfrew. Our new consolidated zoning by-law No. 456/07 was passed on October 15, 2007 and can be viewed at the town office or by clicking here:
Home IndustryA gainful occupation including carpentry, electrical shop, woodworking, window framing, welding, plumbing, machine or auto repair shop, riding stables and a kennel with a maximum of four outdoor runs; a service shop; or a storage building for school buses, boats or snowmobiles and conducted in whole or in part in an accessory building to a single detached dwelling or to a permitted farm use.
Home OccupationAny occupation for gain or support, which is carried on as an accessory use within a dwelling unit and operated by members of the one family residing in the dwelling unit. Such home occupation uses may include a service or repair shop; a personal service shop; the office or consulting room of a doctor, dentist, chiropractor, drug-less practitioner, lawyer, real estate agent, insurance agent, planner, architect, photographer, teacher, music or dance instructor or engineer, but does not include a clinic, a hospital, a nursing home, a tea room, kennel, a taxi business or a small internal combustion engine repair shop.
The Committee of AdjustmentThe Committee of Adjustment is an independent body consisting of three members of Council and a Secretary Treasurer. The Committee is granted authority by the Province of Ontario to grant relief from the provisions of the Town’s Zoning By-law. The application heard by the Committee of Adjustment is a Minor Variance Application. A minor variance can be described as a special privilege used to reduce the inflexibility of the zoning by-law and as such requires public notification and a hearing. Applications can be submitted to the Secretary Treasure of the Committee of Adjustment at the Town Hall. The forms can be obtained on-line, at the Town Hall or at the County of Renfrew website. It is recommended that, anyone interested in operating a home occupation or home industry, consult with the Town of Petawawa Planning Department to ensure full compliance with the Town’s Zoning By-law No. 456/07. For written confirmation please submit a letter providing a brief description of the business, the address and a floor plan identifying where the business is to be located. The letter may be submitted to the attention of the Planning Department. |
